Kay County Homestead Exemption Meetings Scheduled In February

Kay County Assessor Susan Keen and staff will meet with taxpayers for filing new 2019 Homestead Exemption and listing of personal property staring on Tuesday, February 5 in cities and towns within the county. The schedule listed shows the dates and locations as to where the Assessor’s staff will be. All application deadlines are March 15 for the 2019 year. Homestead exemption saves an average of $90 on property tax. All new homeowners and residents who have bought and moved into a different home by January 1, 2019 need to file for their homestead exemption by March 15. Applications received after March 15 will be applied to the 2020 tax roll.

Filing for Additional Homestead can double the tax savings. This exemption is for people whose verified gross household income is less than $20,000 a year. Applications must be completed and received in the Assessor’s office by March 15. Applicants over 65 do not have to re-file each year. The Senior Valuation Limitation freezes assessed values until the property is sold, remodeled or no longer occupied. The gross income cannot exceed more than $54,100 for 2019. Applicants must be 65 with a verified gross household income of less than $54,100 for the preceding year. ACTUAL TAXES MAY CHANGE DUE TO BOND ISSUES BEING PASSED OR MILLAGE ADJUSTMENTS.

Homeowners are required by state law to notify the Assessor’s office if they have moved or are no longer eligible for exemptions. An application for a refund of homestead property tax paid is available for people whose annual income is less than $12,000. This form can be obtained in the office and sent to the Oklahoma Tax Commission on or before Ju8ne 30 each year by the applicant. Agriculture producers are able to file for a sales tax exemption. Agriculture applications with a detail listing has been mailed at the first of the year. Applications are either to be mailed back or declared in the Assessor’s office and forwarded to the Oklahoma Tax Commission.

Those with Agriculture exempts only will need to continue to visit the office, when the card expires that year. Five-year manufacturing exemption forms are available in the Assessor’s office. This is an Oklahoma State exemption to help attract new businesses and to encourage existing manufacturers to expand. You can call to request a packet information. Manufactured homestead exemptions are available for those 62 years of age or older, who is head of household, a resident of and is domiciled in this state during the entire preceding calendar year and whose gross household income for the preceding year was no more than $27,050,000.

Every year, personal property for farm machinery and equipment as well as business renditions are to be declared with the Assessor’s office by March 15. Anything filed after March 15 will be assessed with a penalty for late filing. If you no longer have the farm machinery or a business is no longer in operation, you will need to let the Assessor’s office know, if the office is not notified, a tax statement will be issued later in the year.

Mobile home owners and lease land owners will automatically receive a personal property rendition after January 1, 2019. At that time, notify the Assessor’s office with any changes pertaining to that property or if you no longer own that property. If the County Assessor’s office is not notified, a tax statement will be issued later in the year.

Verification of income is to be provided to the Assessor’s office by the applicant. Copies of last year’s Income are required for verification. If using your current income tax, Assessor’s office will also need verification of your social security income. All applications and assessments will be accepted in the County Assessor’s office at the Courthouse in Newkirk. The hours are 8 a.m. – 4:30 p.m. Monday through Friday.
